New office contract completed!

This time, I would like to talk about how we have completed the contract for our new office.

About our current office

We currently have about 20 employees in an office of 144 square meters.
We moved to our current office in August 2019.
According to the initial contract, this office could be expanded to 244 m2, and I expected that we would be able to produce here for about two years after the contract was signed (although now I realize that this was an overly optimistic prediction).

However, four months after we moved, we had to start looking for a new office. I wrote about this in detail in my previous article. I would like you to read this as well.

Until a new office is decided

Actually, it was very difficult to find our current office. There are few proper real estate properties in Mongolia, and transactions between individuals are still the norm, so there is no useful information on the Internet. We even walked many kilometers in the hot summer to find our office.

When searching for a new office, we were looking for a place with at least 300 m2. Since we would be using it as a factory, we wanted it to be on the first floor (to use heavy machinery), and it was difficult to find a property with suitable conditions for a single-floor office.

Because the culture of "helping each other" is stronger in Mongolia than in Japan, I decided to find out by asking around the people I had come into contact with.
During that time, we received information that the president of a leather tanning factory that we have been working with for a long time owned the property.

The property is two stories tall and each floor is 420 m2.
About five times the size of our current office...
How much will the rent be?

I was a little scared at the thought, but the president said something very kind to me.

“We are currently renting out the property as a car wash, but when I compare the car wash business to your business, I believe that your business will be the one that will make a major contribution to Mongolia in the future. That’s why I wanted to rent it out to you once the contract with the current tenant is over, and that’s why I talked to you about the property.”

Since they were able to turn the car wash into a proper office, we decided to move into this office, taking into consideration our future production plans and our relationship with the owner.

In fact, we had the above discussion in December 2019. The contract was due to expire at the end of March. To be honest, I thought there was a low chance that he would leave on time.

However, there were no vacancies in the winter, so I had to wait until it got warmer. (Winter in Mongolia is extremely cold, so it is best to look for a house and office in the summer.)

Then, at the end of March, the people working at the car wash finally moved out, and we began work on the interior design to turn the car wash into an office.

The car wash had a drain, a concrete floor, and it had been a car wash for about 10 years, so the walls and ceiling were in a dilapidated state.

They painted it white as per our request, laid tiles, and built a toilet.

New office contract completed

The contract for the new office was completed on April 27th.
We read the contract together about three times, and I think we made about five or six revisions between the two parties.

The contract was completed successfully, and interior construction work on the missing parts began.
We were able to finish April's production early, and with the idea of ​​"building our own office," we are laying the walls and floors of our office ourselves.

Unlike in Japan, they have no qualms about doing things like building yurts or helping friends build houses, so when I went to check on them, they were all talking and making stuff.

However, as this is not my area of ​​expertise, I am not sure how long the interior construction work will take, but I would like to have it finished by the end of this week and have the move completed by next week.
